All new build commercial and residential properties require a valid Energy Performance Certificate (EPC). The EPC is produced as a result of an energy performance assessment once a property is constructed, and scores the property based on its overall energy efficiency (From A to G).
An EPC is a legal requirement for all new buildings, with financial penalties applied to those who do not have one.
An EPC will allow buyers, tenants, owners, and purchasers to view information on the energy efficiency and carbon emissions from their building so they can consider energy efficiency and fuel costs as part of their investment.
Elmhurst Energy Services can undertake the relevant calculations to produce either New Build EPCs or Non-Domestic EPCs for newly constructed Dwellings and Non-Dwellings.
New Build EPCs
A New Build EPC or SAP EPC scores the energy efficiency of a property and provides an indication of the projected energy costs after construction of a residential property.
An EPC shows the energy costs and CO2 emissions on a scale of 1 to 100 (or A to G) where a lower rating represents higher running costs. This is also referred to as a SAP Rating. An approved On Construction Domestic Energy Assessor (OCDEA) will use property specifications to perform a Standard Assessment Procedure (SAP) calculation- the results of which will be used to produce the EPC.
When is a New Build EPC required?
SAP EPCs are required for all newly constructed dwellings, as well as dwellings created as a result of a material change of use (see SAP Calculations for Conversions).
A Predicted EPC can be produced when designing a new residential building based on design specifications and plans. However, a New Build EPC is usually produced after a property has been constructed as a result of an As-Built SAP Calculation.
Non-Domestic EPCs
A Non-Domestic EPC provides an indication of a new commercial building's energy performance based on an asset rating which can be benchmarked against similar new build or existing commercial buildings.
Unlike New Build/SAP EPCs, the lower the asset rating the more energy efficient a property is. This is typically displayed from A+ to G or is provided as a value from 0 to over 150. Technical information about the building is also provided.
When is a Non-Domestic EPC required?
A Non-Domestic EPC is produced as a result of an SBEM Calculation, required once a commercial building has been constructed.
